If you live in an area where there are lots of properties and few buyers then it would make sense to sell first. This will allow you to take more time to complete the selling process. Also if you are staying in that area you have a large selection to look at and potentially buy.

If you buy first then you are more apt to get the dream house you wanted. This is especially true in an area where few houses are available and they move fast. The down side to this is the possibility of selling your home in the alloted time and then you may be forced to discount your property.

Again if you do your homework and work with a realtor your decision is a lot easier.

The Market

Just because everyone says it is a buyers or sellers market does not mean it will apply to your home and its location.

Take a look at your local market conditions – be very specific when looking at the market in your neigbourhood. This is where an experienced Realtor with local knowledge can really help.

What is happening to homes in your area – Are they selling fast? How much are they selling for? How many houses are for sale in your current area? These are just some of the things your realtor will look at.

What about homes in the area you want to move to – Are you moving because of a job relocation and area is critical for commuting? Are you moving because you want your children in a specific school district? If so, then you need to look at the availability of homes that meet your specifications.

Finances

It is important to look at your financial situation as well. Can you carry two mortgages for a short period of time if the home selling process hits a bump in the road? If you sell your home but cannot find one that meets your needs can you store furniture and possibly rent until your dream home comes along?

There is no absolute right or wrong answer but using your knowledge asking yourself the right questions and using the services of a good real estate agent the stress can be minimized.

Declutter your home!

You have most likely seen the TV shows about renovating and moving. I'm sure you have also noticed that with decluttering it can change the whole outlook of the place.

This is probably the biggest thing you can do to improve the chances of your home showing well.
It will give prospective buyers an idea of the spaciousness in the house as well as how their furniture and decorations can fit into the different areas.

Did I mention declutter your home? Not just inside but outside as well. Do you have a double car garage that can fit half a car because of all things you have accumulated over the years. If you don't need them have a yard sale or give them to family or charity.

Keep everything clean!

Outside

There are a few key things to remember for a successful open house

Check the calendar – you don't want to have an open house when people may be doing other planned events (Mother's Day as an example).

Make sure your home passes the odour test – the kids just made breakfast but burnt the toast

Your home should smell clean and fresh – if you use heavy scents the prospective buyers can think you are trying to hide something

The first thing people will see is the entrance way – make sure it is open, spacious and free of clutter.

Kitchens should have counter space clear and clean – remove any garbage and recycling material

Bathrooms shine with cleanliness – don't forget lids down and remove personal items from being the centre of attention – garbage emptied and no plungers

If possible having the yard with that just cut look is a bonus – if the grass hasn't been cut in 2 weeks it can send an unconscious signal to people

Remove personal belongings (jewellery) from view as well as items or decorations that some people may find objectionable

Finally – Relax. You and your real estate agent have worked hard to make everything come together.
